    • For life-threatening emergencies, call 911 immediately.
    • For urgent property-related emergencies (e.g., flooding, major leaks, no heat in winter), call the emergency contact number provided by your property manager.

📝 Submitting a Maintenance Request

For all non-emergency issues—such as a broken appliance, pest activity, or anything needing repair—please submit a maintenance request via the Resident Portal.

If you have multiple issues, submit a separate request for each one so we can track and resolve them efficiently.

đź“· What to Include in Your Request

To help us assess and respond more effectively, your request should include:

    • A clear description of the issue.
    • When the issue started. Try to be as specific as possible.
    • What actions you took before the issue occurred, even if they may not seem related (e.g., using an appliance, moving furniture, weather changes).
    • What steps you’ve taken to troubleshoot or resolve the issue.
    • Videos or Photos (required)— these are often very helpful for diagnosis.

⏱️ What Happens Next

  • We aim to respond within 1 business day of receiving your request.

  • If the issue appears valid, we will dispatch a technician or contractor to investigate further.

⚠️ Tenant Responsibility:
If the technician determines that the issue was caused by tenant misuse or neglect, the cost of repair and service call will be charged to the resident.

🏠 On-Site Visit

To coordinate a repair visit, we will ask you to share your available times.

Unless the issue is in a common area, we require a resident to be home during the visit, for the following reasons:

    • To let the technician/contractor into the unit
    • To explain and demonstrate the issue in person
    • To confirm the issue has been resolved before the technician leaves

Note: Some repairs may require multiple visits, depending on diagnosis, parts availability, or complexity.
