📝Additional Services Provided to Owners with Fees
At ConnectAll Property Management, we strive to provide transparent pricing and comprehensive property management services. Our standard management fee covers day-to-day property management activities, tenant communication, rent collection, maintenance coordination, accounting, and reporting.
From time to time, owners may request services that fall outside the scope of standard property management. The following fees apply to those additional services.

| Owner-Requested On-Site Visit | A property visit requested by the owner for purposes other than routine management activities. Examples includes:
| $95/hour during business hours; $150/hour after hours. Not available on holidays. Includes travel time with a one-hour minimum. |
| Property-Related Errand Service | Services such as delivering Packages, obtaining estimates, purchasing owner-requested items, or other property-related errands. Examples includes:
| $95/hour during business hours; $150/hour after hours. Not available on holidays. Includes travel time with a one-hour minimum. |
| Additional Property Inspection | Property inspections requested by the owner that are outside of standard move-in and move-out inspections. | $145 per occurrence (up to 2 bedrooms); $195 per occurrence (3 bedrooms and larger). |
| Key Copy Service | Owner must provide sufficient keys/fobs/access devices. Minimum quantities considered as sufficient: If insufficient keys are provided, Property Manager will arrange additional copies. | $50 service fee plus actual key/fob duplication cost. |
Services Not Provided
To maintain efficiency and provide consistent service to all owners and residents, certain services fall outside the scope of property management and are not provided by ConnectAll Property Management.
🏛️ Disputes with Government Agencies, Utility Providers, or Third Parties
ConnectAll does not represent owners in disputes, appeals, or negotiations involving:
- Property taxes
- Utility bills
- Municipal charges or assessments
- Building departments
- City or town agencies
- Utility companies
- Vendors hired directly by the owner
These matters generally require direct owner involvement, specialized expertise, or legal representation.
🔍 Investigations Unrelated to Property Management Services
ConnectAll does not conduct investigations involving issues that were not caused by the property management company, its contractors, or the residents.
Examples include:
- Historical property issues
- Pre-existing construction defects
- Insurance investigations
- Utility usage disputes
- Neighbor disputes
- Matters involving previous owners or contractors
Owners should engage the appropriate professional, contractor, insurer, or attorney when such investigations are required.
📋 Rebate, Incentive, Warranty, and Claim Applications
ConnectAll does not prepare, submit, or manage applications for:
- Manufacturer warranties
- Insurance claims
- Utility rebates
- Government incentive programs
- Tax credits
- Energy-efficiency reimbursement programs
These programs often require detailed owner documentation, signatures, and ongoing communication that fall outside standard property management services.
🏗️ Improvement and Renovation Project Management
ConnectAll does not manage capital improvement projects, renovation projects, or energy-efficiency upgrade programs, including but not limited to:
- Mass Save projects
- Insulation projects
- Window replacement projects
- Major remodeling work
- Building additions
As a courtesy, we may assist with one-time scheduling access for residents when necessary. However, project planning, contractor coordination, permit management, and project oversight remain the owner’s responsibility.
💰 Furniture Sales and Personal Items Transactions, Disposal and Donation
ConnectAll does not list, market, advertise, negotiate, sell, purchase, donate, remove, dispose of, store, transport, or otherwise handle furniture, appliances, vehicles, household goods, or other personal items on behalf of Owners.
Selling personal property involves valuation, ownership verification, payment collection, tax considerations, and transaction management that fall outside the scope of property management services. Owners are solely responsible for arranging and coordinating such services through qualified third-party providers.
📦 Mail, Packages, and Item Storage
ConnectAll does not receive, store, or maintain possession of owner mail, packages, furniture, appliances, or other personal property.
As a property management company overseeing a large portfolio of homes and apartments, we do not have dedicated storage facilities for owner belongings. Owners should make alternative arrangements for storage, shipping, or package handling.
