To help prevent mold, tenants are expected to take the following reasonable steps:
Ensure Proper Ventilation
Use exhaust fans or open windows when cooking, showering, or doing laundry to reduce indoor humidity. Keep doors open to promote airflow when appropriate.Avoid Excess Moisture
Wipe down wet surfaces (e.g., shower walls, bathroom floors, windowsills) and prevent standing water from accumulating in sinks, tubs, or any other areas.Maintain Cleanliness
Regularly clean areas that are prone to moisture, such as bathrooms, kitchens, and laundry spaces. Clean spills and condensation promptly.Use a Dehumidifier if Needed
In regions or seasons with high humidity, consider using a dehumidifier to help maintain appropriate indoor humidity levels (ideally below 60%).
📣 Reporting Mold or Water Issues
Timely reporting is essential to addressing any mold-related concerns. Tenants are required to:
Report Water Leaks Immediately
Contact ConnectAll PM right away if you notice any signs of leaks, water intrusion, or mold. Early intervention can prevent damage and reduce health risks.Maintain a Clean, Dry Environment
Tenants must take reasonable care to keep the property clean and free of excessive moisture.Allow Access for Inspections and Repairs
Promptly cooperate with requests for access to the property for inspections, repairs, or remediation work.
⚠️ Tenant Liability for Mold
In cases where mold growth is the result of tenant neglect, the tenant may be held financially responsible for any necessary remediation. Examples of negligence include:
Failing to use provided ventilation systems
Allowing excess moisture to accumulate
Not reporting leaks or water damage in a timely manner
Note: Tenants found responsible for mold damage caused by preventable conditions may be charged for related cleaning, repairs, or contractor services.
