Ending a lease before its scheduled expiration is an important decision.

If you are considering moving out early, this handbook explains the process, what you can expect, and the financial obligations that may apply.

This handbook is intended to help you understand the process before signing a Lease Termination Agreement. It does not itself terminate your Lease or change any of your obligations under the Lease.

🏠 1. Can I End My Lease Early?

You may request to terminate your Lease early, but an early move-out does not automatically terminate your contractual obligations.

ConnectAll Property Management will review your request with the owner. If the owner agrees to an early termination, the parties will generally enter into a written Lease Termination Agreement that establishes the terms of the termination.

Until a written agreement is signed and becomes effective, your existing Lease remains in effect.

Important: Simply telling ConnectAll that you intend to move out, returning your keys, or vacating the Property does not by itself terminate your Lease.

📋 2. What Happens After I Request Early Termination

The process generally works as follows:

    • 1️⃣ Submit Your Request

Contact ConnectAll and let us know that you would like to terminate your Lease early.

    • 2️⃣ Review the Request

ConnectAll will review the Lease and discuss the request with the owner.

    • 3️⃣ Agree on the Termination Terms

If the owner agrees to an early termination, the applicable terms and financial obligations will be discussed with you.

    • 4️⃣ Sign the Lease Termination Agreement

Once both parties agree to the terms, the Lease Termination Agreement will be signed by the parties.

    • 5️⃣ Property Is Re-Marketed

After the Lease Termination Agreement has been fully executed and the required payment has been received, ConnectAll, as the owner’s designated agent, will begin marketing the Property for a replacement tenant.

    • 6️⃣ Replacement Tenant Is Secured

ConnectAll will work with the owner to make reasonable efforts to find a qualified replacement tenant.

    • 7️⃣ Vacate and Surrender the Property

You must follow the agreed move-out requirements and return possession of the Property as required by the Lease Termination Agreement.

🔎 3. Finding a Replacement Tenant

ConnectAll, as the owner’s designated agent, will make reasonable efforts to market the Property and find a qualified replacement tenant.

You are responsible for reasonably accommodating the showing schedule for prospective tenants. This includes providing timely access to the Property and facilitating showings when requested, including showings that may take place without a ConnectAll staff member present.

However, there is no guarantee that a replacement tenant will be found by a particular date.

The timing can depend on factors such as:

    • Rental market conditions
    • Property availability
    • Applicant qualifications
    • Showing schedules
    • Application processing
    • Move-in timing

Until the replacement tenancy begins, you will continue to have financial obligations under your Lease and the Lease Termination Agreement.

💰 4. What Costs Should I Expect

The exact amount depends on your Lease, the circumstances of your request, and the terms agreed upon with the owner.

Potential obligations may include:

  • Rent

You will remain responsible for rent until the replacement tenancy begins, as specified in the Lease Termination Agreement.

  • Agreed Termination Payment

As part of a negotiated early termination, the owner may require an Agreed Termination Payment.

If applicable, the exact amount will be stated in the Lease Termination Agreement.

This payment is part of the agreed terms for the owner’s acceptance of the early termination and release of the tenant from the remaining term of the Lease.

  • Utilities

You remain responsible for utilities and services that are your responsibility under the Lease until the replacement tenancy begins.

  • Lease Break Administrative Fee

You are also responsible for the Lease Break Administrative Fee payable to ConnectAll, as stated in the Disclosure of Property Management that you signed as part of your Lease agreement.

💵 5. What About the Security Deposit

Your security deposit does not automatically become your final month’s rent or your early termination payment.

After the Lease termination date, the security deposit will be handled in accordance with Massachusetts law.

You should therefore not assume that your security deposit will be applied toward your early termination payment, rent, or other amounts.

📝 6. The Lease Termination Agreement

If the owner agrees to your early termination request and both parties have agreed on the termination terms, ConnectAll will provide a written Lease Termination Agreement.

The agreement will establish the applicable termination terms, including any required payments, the termination process, and the parties’ respective obligations.

Once signed by both parties, it becomes the written agreement governing the early termination.

Re-listing efforts will begin only after the Lease Termination Agreement has been fully executed and the required payment has been received.

🚪 7. Moving Out

If your early termination is approved, you will still need to complete the normal move-out process.

This generally includes:

    • Removing all personal belongings
    • Cleaning the Property
    • Completing any required repairs
    • Returning all keys and access devices
    • Removing trash and personal property
    • Providing any required forwarding address
    • Completing the move-out inspection process
    • Keeping utilities active through the required date

Your obligations concerning the condition of the Property do not disappear because the Lease is being terminated early.

⏰ 8. Do Not Assume Moving Out Ends Your Financial Responsibility

One of the most important things to understand is:

Moving out is not necessarily the same as terminating your Lease.

Until the Lease is properly terminated under a written agreement or otherwise ends under applicable law, you may continue to have contractual obligations.

For this reason, do not simply move out and stop paying rent without first communicating with ConnectAll and receiving written confirmation of the applicable termination arrangements.

🤝 9. ConnectAll’s Role

ConnectAll can assist with coordinating the request, communicating the applicable termination terms, preparing the Lease Termination Agreement, and coordinating the re-leasing process after the agreement has been executed and the required payment has been received.

ConnectAll cannot guarantee that the owner will approve an early termination or that a replacement tenant will be found by a particular date.
