    • Income Requirement: Monthly gross income must be at least 3x the monthly rent.
    • Proof of Income: Applicants must submit recent paystubs, W-2s, offer letters, or bank statements to verify employment and income.

 

📄 Required Reports

Each applicant is required to provide three screening reports, generated within the last 30 days:

    • Credit Report: We evaluate the applicant’s full credit profile, not just the score—looking at payment patterns, debt load, and account history.
    • Criminal Background Report: Any criminal records are carefully reviewed for severity and relevance.
    • Eviction History Report: We verify that the applicant has no history of prior evictions.

Applicants who meet all other criteria but fall short on the credit score or income may be considered with a qualified co-signer.

We will also attempt to obtain a landlord testimony from the applicant’s previous rental to confirm their rental history, payment behavior, and any lease violations.

    • Pet information
    • Any concerns or exceptions
