To ensure a smooth onboarding process and minimize vacancy time, we require all properties to be rent-ready before listing. A rent-ready property is clean, functional, and in a condition that is safe, appealing, and comfortable for new residents.
Most residents take better care of a well-maintained home, so the cleaner and more move-in ready it is, the more likely it will attract responsible long-term residents. If you’re aware of any existing issues, now is the time to bring them to our attention. We have a trusted network of contractors who can help get your property rent-ready quickly and efficiently.
💡 Tip: Grouping repair items often helps reduce costs. Completing work before tenants move in also gives you more flexibility in choosing materials and solutions.
We may make recommendations for repairs, but final decisions will be made by you, the owner.

Rent-Ready Checklist
Please ensure the following items are completed before listing the property:
General Maintenance

Test all GFCI outlets (if applicable).

Verify all electrical outlets work and are secured with proper covers.

Ensure all caulking is intact around sinks, tubs, toilets, and faucets.

Check for plumbing leaks under sinks.

Ensure all sink and tub stoppers are installed and working.

Verify that all bathroom and kitchen exhaust fans work properly.

Clean or replace microwave vent filters.

Clean or replace furnace filters.

Schedule HVAC service if not completed within the past 12 months.

Cleaning Checklist
All properties must be professionally cleaned before a new resident moves in. We highly recommend using a professional cleaning company.
If you choose to use your own cleaners, please submit a receipt before move-in. We may need to provide this to the resident upon request.

📌 Reminder: While residents are required to return the home in clean condition, Massachusetts law prohibits charging tenants a cleaning fee for move-in or move-out. Therefore, the responsibility for ensuring a professionally cleaned property before move-in ultimately falls on the owner.
